The rule in Iowa
Iowa caps a residential late fee at $12 a day up to $60 a month (rent $700 or less); $20 a day up to $100 a month (rent over $700) (Iowa Code § 562A.9(4)): “For rental agreements in which the rent does not exceed seven hundred dollars per month, a rental agreement shall not provide for a late fee that exceeds twelve dollars per day or a total amount of sixty dollars per month.” For higher rents: “For rental agreements in which the rent is greater than seven hundred dollars per month, a rental agreement shall not provide for a late fee that exceeds twenty dollars per day or a total amount of one hundred dollars per month.”
On timing, the section quoted sets no waiting period, so a late fee that the lease provides for can apply from the day after rent is due.
In dollars: $1,000 rent allows up to $100, $1,500 rent allows up to $100 and $2,000 rent allows up to $100. The daily figure is $20 at $1,500 rent, so the $100 monthly ceiling is reached on day 5 of lateness; at $700 or less it is $12 a day up to $60.
At $1,500 a month, Iowa's ceiling of $100 is 6.7% of the rent and ranks 4th highest of the 10 verified states that set a dollar or percentage limit; Virginia allows the most ($150) and New York the least ($50). Late in every month of a year, the ceiling adds up to $1,200.
Neighbouring states with a verified rule: Minnesota (8% of the overdue rent payment).
Related Iowa rules: ending a month-to-month tenancy takes 30 days (notice rules); a security deposit is due back within 30 days of the end (deposit rules); disputes over fees go to small claims up to $6,500 (small claims).

Reading a lease against the statute
A late fee needs a basis in the rental agreement, and the statute sets the outer limit. The guide on rent late-fee limits works the verified caps through the same rents side by side.
