The rule in Kansas
Kansas limits a residential security deposit to 1 month's rent unfurnished; 1.5 months furnished; plus up to 0.5 month for pets. The wording in K.S.A. 58-2550: “in an amount or value in excess of one month's periodic rent.”
The return deadline is 30 days, counted after termination of the tenancy, delivery of possession and the tenant's demand. The text reads: “in no event to exceed 30 days after termination of the tenancy.”
Of the 44 jurisdictions verified here, 15 give landlords less time and 9 give more; the median is 30 days. 19 others also allow 30 days, among them Iowa, Maine, Massachusetts and Michigan.
What the cap means in dollars: $1,000 rent: up to $1,000, $1,500 rent: up to $1,500 and $2,000 rent: up to $2,000. For a furnished unit the figure on $1,500 rent rises to $2,250. A pet deposit of up to half a month's rent can be added, so $1,500 rent with a pet allows $2,250 in total.
Worked date: if the clock starts on November 30, 2026, the deadline falls on December 30, 2026.
In neighbouring states with verified rules: Missouri allows 30 days and caps deposits at two months' rent, Nebraska allows 14 days and caps deposits at one month's rent and Oklahoma allows 45 days and sets no cap.
The balance is due within 14 days after the landlord determines the deductions, and never later than 30 days after the tenancy ends.
If a deposit is not returned, the small claims limit in Kansas is $10,000 (small claims rules); at the cap, a full-deposit claim fits whenever rent is $10,000 a month or less.
